CONDITIONS FOR EXCEPTIONS TO PLAT REQUIREMENTS:
Any portion of the plat requirements may be waived if authority has been granted by the County Board, and:
_______ The survey or replat divides the property into only 2 lots, sites, or other divisions of land; and:
_______ The subdivision involves rural land and the parcels exceed one acre in size; or
_______ The subdivision creates no more than two new building
sites and does not involve the dedication
of a full width street; or
_______ The subdivision involves minor changes in lot boundaries
and does not create additional
building sites; or
_______ The subdivision involves replatting of one or more lots of record into not more than 2 lots.
If necessary conditions for exception have not been met, the
following information is required
four weeks prior to a Planning Commission meeting, based upon the Douglas
County
Subdivision and Zoning Regulations and its Application and Public Hearing
Procedures:
_______ Application form
_______ Check for $100.00 for subdivision under 10 lots; $400.00
for subdivision over 10 lots plus
$2.50 per lot in excess of 30 lots
_______ Preliminary sanitary sewer plan if available by gravity flow as provided in section 7
_______ Preliminary surface storm drainage plan with sufficient
data to determine feasibility of proposed
drainage system
_______ Street profile plan with statement of proposed street improvements
_______ One copy of any private restrictions or covenants affecting
the subdivision or any part thereof; for
cluster subdivision, this shall take the form of a "Declaration of Covenants,
Conditions, and
Restrictions" and include provision for permanent maintenance of all
proposed open spaces,
common areas, facilities, private ways, courts, and recreational areas
_______ 3 mylars of the final plat bearing the original signatures
on the required certificates and
25 paper copies of final plat showing or supplemented by the following information
_______ 1. Name of subdivision
_______ 2. North point
_______ 3. Scale
_______ 4. Name of owner and surveyor or engineer
_______ 5. Location by section, township, range, county and state
_______ 6. Descriptive boundaries based on a accurate traverse,
giving angular and linear
dimensions. Allowable error of closure on any portion of the final plat
shall be 1' in 5,000
_______ 7. Exact location a and layout of lots, streets, alleys
and other public ground with
accurate dimensions in feet and decimals of feet, interior angles, length
of
radii and/or arcs of all curves
_______ 8. All other information necessary to reproduce the plat on the ground
_______ 9. Names of streets
_______ 10. Location, use and width of all easements
_______ 1l. Location and description of monuments
_______ 12. Setbacks and boundary lines for all lots if it is a cluster subdivision
_______ 13. Certificate signed by a registered land surveyor containing:
_______ legal description of the land included in the plat
and all necessary
explanations of dimensions and references to monuments
_______ statement that ground survey has been made and the
monuments
have been placed a shown on the plat or that temporary
monuments have been placed and bond equal to amount required
to do the work furnished
_______ 14. Notarized certificate signed and acknowledged
by all parties having titled interest
in or lien upon the land being subdivided and consenting:
_______ to the plat
_______ to dedication to the public for public use all streets,
alleys and
public ways
_______ to dedication of parks or other public ground to
charitable, religious
or educational purposes
_______ granting easements
_______ 15. Certificate to be signed by County Treasurer stating
there are not regular or
special taxes due or delinquent against the property described in the plat
on the date which the plat is recorded by the Register of Deeds
_______ 16. Certificate signed by the County Surveyor or Engineer approving the plat
_______ 17. Certificate for approval of the Planning Commission
to be signed by the
Chairman
_______ 18. Certificate for the approval of the County Board
to be signed by the Chairman
and attested by the County Clerk
