CONDITIONS FOR EXCEPTION TO PLAT REQUIREMENTS:
Any portion of the plat requirements may be waived if authority has been granted by the County Board, and:
_______ The survey or replat divides the property into only 2 lots, sites, or other divisions of land; and:
_______ The subdivision involves rural land and the parcels exceed one acre in size; or
_______ The subdivision creates no more than two new building
sites and does not involve the dedication of
a full width street; or
_______ The subdivision involves minor changes in lot boundaries
and does not create additional building
sites; or
_______ The subdivision involves replatting of one or more lots of record into not more than 2 lots.
If necessary conditions for exception have not been met, the
following information is required
four weeks prior to a Planning Commission meeting, based upon the
Douglas County Subdivision
Regulations and its Application and Public Hearing Procedure:
_______ Application form signed by the owner, a person having
a purchase agreement, or a person having a
power of attorney
_______ Check for $200.00 for subdivision under 10 lots; $500.00
for subdivision over 10 lots plus $5.00 per
lot in excess of 30 lots
_______ Names and mailing addresses of all property owners within
a minimum of 300' (depending upon
density, the area may be extended up to one mile)
_______ Two copies of tentative center line profiles showing
existing street grades and proposed approximate
grades of all streets
_______ 25 copies of preliminary plat (at scale of not less
than 1" = 100') containing or supplemented by the
following information:
_______ 1. Proposed name of subdivision
_______ 2. Location of boundary lines in relation to section or quarter section lines
_______ 3. Legal description of property
_______ 4. Names and addresses of developer and engineer, surveyor or land planner preparing the plat
_______ 5. North point directed to top or right side of plat
_______ 6. Scale
_______ 7. Date prepared
_______ 8. Location, width and name of existing and platted
streets within the subdivision and
within 200' thereof
_______ 9. Location and width of other public ways, railroads,
utility right-of-ways or easements,
parks and other public opens spaces within the proposed subdivision
_______ 10. Location of existing permanent buildings within subdivision and within 50' thereof
_______ 11. Location of existing permanent buildings within
250' of the subdivision if in the
projected alignment of streets
_______ 12. Proposed locations of buildings
_______ 13. Location of existing sewers, culverts and other
underground installations within or
immediately adjacent to the subdivision or the location of the nearest available
such facilities
_______ 14. Existing contours at intervals adequate to portray conditions
_______ 15. Proposed contours at intervals adequate to portray proposed conditions
_______ 16. Location of water courses, bridges, wooded areas
and any other topographic features
which may be pertinent to subdivision
_______ 17. Existing and proposed zoning of subdivision
_______ 18. Existing zoning of adjacent tracts of land
_______ 19. Small scale key or vicinity map covering the area
within a half mile radius of the subdivision showing:
- boundary of drainage area affecting plat
- relation of plat to major streets, parks and schools
- relation plat to commercial and industrial developments
_______ 20. The location and width of proposed streets, roadways, alleys, pedestrian ways and easements
_______ 21. General location and character of proposed surface storm drainage and sanitary sewer facilities
_______ 22. Statement describing proposed water supply system
_______ 23. Layout, number and approximate dimensions of lots
_______ 24. Location and size of proposed school sites, parks,
playgrounds, churches or other
public lands to be considered for sale or dedication to public use
